Hardwood Aesthetics, Real Durability — With a Few Important Limits

Laminate is a four-layer product: a backing layer, a high-density fiberboard (HDF) core, a high-resolution photographic print layer mimicking wood grain, and a clear wear layer on top. The result looks convincingly like wood and is significantly more scratch-resistant than hardwood.

It's scratch-resistant, durable, and easy to maintain in the right conditions. The right conditions are the key phrase. The HDF core in laminate swells and deforms when it gets wet — which means laminate cannot go in bathrooms, laundry rooms, or any area with regular moisture exposure. In Florida, that limitation matters more than it does in drier climates.

Where it does work — climate-controlled bedrooms, living rooms, hallways, and dry areas — laminate is a practical, good-looking product that holds up well and is easy to maintain. We carry it, we install it, and we'll tell you honestly when it's the right choice for a given room and when LVP makes more sense.

What to Look For When Choosing Laminate

AC Rating
AC3 – AC4
Abrasion Class rates wear layer durability. AC1–2 is light residential only. AC3 handles standard residential rooms. AC4 is for heavy residential and light commercial. For most active households, we recommend AC3 minimum — AC4 for high-traffic areas.
Plank Thickness
8 – 12 mm
Thicker laminate feels more solid underfoot and sounds less hollow. 8mm is entry-level. 10–12mm is noticeably better in quality and feel. Don't buy 6mm — the sound and feel underfoot is noticeably thin.

Moisture Tolerance
Dry Areas Only
This is laminate's hard limit. The HDF core swells with sustained moisture exposure. Bathrooms, laundry rooms, and kitchens with high spill risk are not appropriate applications for laminate — regardless of what the product sheet says about "moisture resistance."
Underlayment
Required
Quality underlayment makes a significant difference in sound and feel. Some laminate products have attached underlayment; others need it added separately. Over concrete slabs in Florida, vapor barrier underlayment is important to limit moisture migration from below.
Lifespan
15 – 25 Years
With proper care in appropriate conditions. Cannot be refinished — when the wear layer is through, the floor is replaced. Choosing the right AC rating for your household's activity level extends the useful life significantly.

Is laminate flooring a good choice for Florida homes?
It can be — with the right expectations. In dry, climate-controlled rooms like bedrooms, living areas, and home offices, quality laminate handles Florida's humidity well and performs reliably. The firm limit: laminate cannot go in bathrooms, laundry rooms, or any area where it might get wet. The HDF core swells with moisture and can't be recovered. For whole-home installations or rooms with any moisture risk, LVP is the more practical Florida choice.
What is the difference between laminate and LVP?
Laminate has an HDF (wood fiber) core — it swells when wet and cannot be used in wet areas. LVP has a rigid PVC or SPC core that is 100% waterproof and can go anywhere in the house. Both look like wood. LVP is generally the more practical choice for Florida homes because of the waterproofing — laminate makes sense when a customer wants the slightly harder feel underfoot and is working with dry rooms only.

What AC rating do I actually need?
For a bedroom or home office with light foot traffic, AC3 is sufficient. For hallways, living rooms, or homes with kids and pets, AC4 is the better call. AC5 is commercial-grade and generally unnecessary for residential use. The AC rating is the wear layer's durability rating — the right choice for your household's activity level matters more than brand name.
Can laminate be installed over existing flooring?
Laminate can float over many surfaces — tile, hardwood, concrete — as long as the subfloor is flat (within 3/16 inch per 10 feet) and dry. It cannot go over carpet. Over a concrete slab in Florida, we confirm the slab's moisture level before installation — laminate over a wet slab will swell and buckle. We test this during every free measurement visit.
